To say that this last year has felt like the longest year ever, at homes4harrogate we can’t believe that it is nearly the end of April already!
More shockingly I can’t believe that is my first Mumbler blog this year! Sorry everyone, we have just been so busy letting lots of properties that we hadn’t noticed the time fly by. Coupled with now being able to eat and drink outside and do some shopping I have been quite preoccupied!!
So, what has happened in the world of lettings since the start of 2021?
1. Electrical Safety Certificates are now mandatory in ALL rental properties. It doesn’t matter how long your tenant has live there, what sort of tenancy agreement they are on or if they are moving in next week you need a Satisfactory Electrical Safety Certificate and proof that they have received a copy. They last five years so make sure that you have renewed any out of date ones!
2. Rents are rising! There is a lack of rental stock in Harrogate at the moment so properties are renting very quickly and for higher rents! Demand is outweighing supply. Now is a great time to market your rental property before the market becomes flooded again and it may be worth considering rent increases if your tenants are on a below market rent (taking into account remarketing fees and void gaps if they decide to leave and also their Covid finance situations).
3. The notice period for getting your property back is still six months due to Covid and this is regardless of when their fixed term tenancy ends or if they are on a rolling contract. Don’t forget to serve the correct paperwork because if you make a mistake and the notice is thrown out (by the council or courts) then it is another six months served again! This is why it is good to have a trustworthy letting agent on hand as we don’t just fix leaking taps and boilers for you!
