homes4harrogate: Harrogate Property Is Flying Off The Shelves!
In my twelve years as a letting agent in Harrogate I have never seen a month as busy as May 2021! With each listed rental property the phone is ringing off the hook and 20 viewings booked in within 24 hours! Now Harrogate has opened up with the town centre bustling it seems that the letting industry can’t keep up with the required stock levels.
For those Mumblers who are trying to find a rental property this isn’t great news unfortunately. A lot of new tenants are the ones who have sold their houses and need to go into rental property in the short term. The Stamp Duty Holiday has really had a knock-on effect into residential lettings.
Here are my tips to helping you find a home before your house is sold:
1. Set up an alert on Rightmove, you can list your budget and bedrooms needed. Once done, Rightmove will then email you any new property with any agent in Harrogate as soon as it goes live. This saves you having to ring every letting agent in town asking to go onto their mailing list.
2. The minimum tenancy length for an Assured Shorthold Tenancy is six months so any less than this you really need to be looking at Air BnB. Due to the high demand in rental property at the moment some landlords are insisting on twelve-month tenancies so this may be something you need to consider.
3. If you have a pet mention it when arranging the viewing as not all landlords allow pets (we are pet friendly here in the office but not all landlords can be convinced) and you don’t want to get your heart set on a property and then discover you can’t take your furry member of the family.
4. Book a viewing as soon as you can as properties aren’t hanging around at the moment and you really need to get through the door first! Also, don’t hang around filling your application forms out as it is first come, first served! I also wouldn’t advise putting down a holding rent until your house sale has exchanged as it is non-refundable if your sale falls through.
